Following permit issuance and builder selection, the WSJ Design team will be available to field any questions the client or builder may have throughout the construction process.

Permit Sprint

Our team will be by our side for a seamless permit submission process. WSJ Designs will remain diligent in following your project through permit issuance. We will take care of any necessary corrections to push your permit through to approval.

Design Development

Following  the concept Design Charrette, our team will develop out your project into a full Design Development set, including coloured floor plans, 2D coloured elevations and a proposed roof plan.

Construction Documentation

The WSJ Design drafting team will begin to develop full Construction Document Set. Our proprietary process involves coordination with our trusted network of consultants and experts to ensure our due diligence and compliance with all mandatory building codes, energy calculations, and engineering requirements.

Builder Introductions

The WSJ Design team will initiate Builder introductions at this time to allow clients the opportunity to receive preliminary construction cost estimates.

Concept Design

Our Principle Designer will produce a preliminary hand-sketched floor plan and elevations to present for client review and discussion. Each project then undergoes a comprehensive Design Charrette meeting to collaborate with the client and any necessary consultants. Changes, revision, and any additional details will be redlined in this meeting. This hands-on, collaborative design process allows us to realize your vision in real time with you.

Site Discovery

The WSJ Designs team will coordinate a site survey and any necessary on-site measurements prior to beginning the concept design phase. We will perform any necessary research on existing permits and zoning requirements. Our trusted network of consultants are notified of the estimated project schedule at this time to ensure a seamless transition through each phase (i.e. Structure Engineer, Title 24 Expert, Builder, Permit Runner, etc.)


Following an initial consultation. Our team will establish the project’s feasibility, gather the desired programming, and provide an estimated fee proposal.
